Air Sealing

What We Look For

  • Top plates and wall penetrations fully sealed
  • Rim and band joists sealed
  • Attic hatch and recessed lights gasketed or sealed
  • Plumbing and electrical penetrations sealed

Common Issues Found

  • Gaps left around pipe and wire penetrations
  • Unsealed recessed can lights into the attic
  • Missing gasket at the attic access panel
  • Electrical boxes daisy-chained without sealing

Insulation Inspection

What We Look For

  • Full, gap-free coverage at the correct R-value
  • Grade I installation — no compression or voids
  • Baffles in place, maintaining soffit ventilation
  • Full contact with sheathing and drywall

Common Issues Found

  • Compressed or gapped batts
  • Missing insulation behind plumbing and ductwork
  • Gaps at corners, headers, and rim joists
  • Baffles missing or blocking soffit vents

Duct Blaster Test

What We Look For

  • Sealed duct boots and joints (mastic or UL-181 tape)
  • Properly sized, supported ductwork
  • Total leakage within code and program targets
  • Plenum connections fully sealed

Common Issues Found

  • Unsealed boots at register openings
  • Disconnected or crushed flex duct
  • Leaky plenum-to-trunk connections
  • Excessive leakage to the outside

Blower Door Test

What We Look For

  • Whole-building leakage at or below the ACH50 target
  • Confirmed leak points via smoke pencil or thermal check
  • Consistent results across test pressures
  • Envelope details verified before drywall closes it in

Common Issues Found

  • Leaky attic hatches and dropped soffits
  • Gaps around window and door frames
  • Unsealed recessed lighting into conditioned space
  • Leakage at the building envelope’s top and bottom plates
